These Terms of Use (“Terms”) are a binding agreement between you and {{LEGAL_ENTITY_NAME}} (“RentThread,” “we,” “us,” or “our”) concerning RentThread.com and the related websites, applications, communications, and services that link to these Terms (collectively, the “Service”).

By creating an account, clicking an acceptance control, or using the Service, you agree to these Terms and acknowledge the Privacy Policy. If you do not agree, do not use the Service.

1. Important summary

RentThread is an independent platform for apartment Resident Reports, ratings, questions, and resident discussions. RentThread is not a landlord, property manager, owner, broker, leasing agent, housing provider, home inspector, government agency, emergency service, law firm, or healthcare provider. We do not own, lease, offer, inspect, approve, certify, or guarantee any property.

Residents, former residents, applicants, guests, Property Representatives, and other users provide much of the content on the Service. Their statements are their own. RentThread does not guarantee that user content is complete, current, or accurate.

These Terms include important warranty disclaimers, liability limitations, and Texas governing-law and venue provisions. Certain provisions may not apply to you where prohibited by law.

2. Eligibility and United States use

You must be at least 18 years old and legally capable of entering a contract to use the Service. The Service is offered only to people located in the United States and only regarding properties located in the United States.

You may not use the Service if you are prohibited from doing so by applicable law or if we previously terminated your account for a serious or repeated violation, unless we give written permission.

3. Accounts and account security

You agree to:

  • Provide accurate current account information.
  • Maintain only the number of accounts RentThread permits.
  • Keep your authentication credentials confidential.
  • Promptly notify us at security@rentthread.com if you suspect unauthorized access.
  • Accept responsibility for activity performed through your account to the extent permitted by law.
  • Not transfer, sell, rent, or share an account.

We may require email verification, recent authentication, bot checks, additional integrity review, or other proportionate security measures. We may refuse or revoke handles that impersonate another person, organization, or RentThread role or that violate these Terms.

4. Public profiles and Property Aliases

RentThread may let you contribute through a public profile or a property-specific Property Alias. A Property Alias is designed to keep the public from directly connecting a property contribution to your global profile. It is not a promise of complete, permanent, or legally protected anonymity.

RentThread maintains a restricted internal connection between an account and its Property Alias so we can operate the Service, prevent abuse, respond to valid legal process, and protect users and the public. We do not provide that connection to a property owner, manager, representative, advertiser, or other user merely because they ask. We may preserve or disclose information when required or permitted by law and as described in the Privacy Policy and Legal Request Guidelines.

Do not use a Property Alias to impersonate another person, evade enforcement, coordinate manipulation, threaten someone, or disclose private information.

5. Property records and names

RentThread organizes information around a physical property and may display its current name, former names, address, ownership or management history, and sourced facts. Property and organization names, trademarks, and service marks belong to their respective owners. RentThread uses those names to identify and discuss the subject property; that use does not indicate affiliation, sponsorship, approval, or endorsement.

Property records may contain errors or become outdated. Submit a documented factual correction through the correction process. A name or management change does not automatically erase older resident contributions or history relating to the same physical property.

You may not use RentThread to claim ownership of another party’s marks, upload an unlicensed logo or marketing image, create a confusingly official-looking page, or misrepresent an affiliation.

6. My Places, residency claims, and verification

You may add a property to My Places and state that you lived, applied, stayed, worked, managed, or otherwise had a qualifying connection there. You must accurately describe that connection and must not claim a stay or role you did not have.

When RentThread displays Verified Stay, it means only that RentThread applied its then-current process and found sufficient evidence of a qualifying connection to the property. It does not mean that:

  • RentThread verified every statement in a Resident Report, post, reply, or answer.
  • The contributor currently lives at the property.
  • RentThread endorses the contributor or the contribution.
  • The property satisfies any quality, safety, legal, health, accessibility, or habitability standard.
  • The verification cannot later be corrected, revoked, or reclassified.

Verification methods and eligibility rules may change. We may request additional information, reject evidence, refer a claim to manual review, revoke a credential obtained through error or deception, and preserve a limited audit record. Verification information is handled under the Privacy Policy and Verification page.

Initial-launch restriction: RentThread will not accept leases, government IDs, utility bills, or similar sensitive documents until the sensitive-evidence launch requirements in the internal legal checklist have been completed. If that feature is later enabled, an updated collection notice and express submission consent must be presented before upload.

7. Resident Reports, questions, posts, replies, and other user content

“User Content” means information or material that a user submits, uploads, publishes, transmits, or otherwise makes available through the Service, including Resident Reports, ratings, answers, posts, replies, profile information, images, correction requests, reports, and feedback.

You retain ownership of your User Content, subject to the license below. You are responsible for your User Content and the consequences of sharing it.

When you submit User Content, you represent and warrant that:

  1. You have the rights and permissions needed to submit it.
  2. Firsthand claims honestly reflect your experience and belief.
  3. Any material connection, incentive, employment, ownership, management role, agency, or family relationship relevant to the contribution is disclosed through the tools we provide.
  4. You are not submitting a review or rating in exchange for compensation conditioned on positive or negative sentiment.
  5. You are not knowingly making a materially false statement of fact.
  6. The content does not violate another person’s privacy, publicity, intellectual-property, contractual, or other rights.
  7. The content complies with the Community Guidelines and applicable law.

Opinions, criticism, and negative experiences are permitted. Disagreement by a property or business does not by itself make a contribution prohibited. RentThread does not promise to remove lawful content merely because it is unfavorable.

8. License to User Content

You grant RentThread a nonexclusive, worldwide, royalty-free, sublicensable, and transferable license to host, store, reproduce, format, adapt for accessibility or device display, translate, publish, display, distribute, index, excerpt, moderate, and otherwise use your User Content only to operate, secure, improve, promote, and explain the Service and its content.

This license does not transfer ownership of your User Content to RentThread and does not prohibit you from using your content elsewhere. It continues for as long as the User Content remains on the Service and for reasonable backup, legal, safety, audit, and archival periods afterward. Public excerpts already shared outside RentThread may remain beyond our control.

We will not use a standardized contract term to prevent you from honestly reviewing RentThread or to take exclusive ownership of your review of RentThread. The license above concerns content you intentionally submit to the Service and is limited by applicable law.

To the extent permitted by law, you authorize RentThread to make technical and editorial changes that do not materially alter the meaning of your contribution, such as formatting, redaction of private information, accessibility text, category labels, and placement within the correct property record. We will label material edits, removals, or summaries as appropriate.

9. Prohibited content and conduct

You may not use the Service to:

  • Submit a fabricated experience, fake account, undisclosed insider review, or coordinated rating manipulation.
  • Buy, sell, trade, or condition compensation on review sentiment, votes, reports, or engagement.
  • Threaten, stalk, harass, intimidate, extort, or encourage violence.
  • Publish exact unit numbers tied to people, private addresses, access codes, identification documents, financial information, health records, private communications, or other sensitive personal information without authorization.
  • Dox, identify, or attempt to identify a Property Alias or correlate aliases across properties.
  • Impersonate a resident, representative, employee, government official, RentThread worker, or another person.
  • Make discriminatory housing statements, express unlawful housing preferences, or facilitate housing discrimination.
  • Publish sexual exploitation material or any unlawful content involving a minor.
  • Knowingly publish a materially false factual allegation, falsified document, manipulated evidence, or deceptive media.
  • Infringe copyright, trademark, publicity, privacy, database, or other proprietary rights.
  • Upload malware, malicious code, credential-harvesting content, or content designed to defeat security controls.
  • Scrape, crawl, index, copy, bulk download, train a model on, sell, license, or commercially exploit Service content except through an approved written agreement or behavior expressly allowed by our published robots instructions and law.
  • Reverse engineer, probe, overload, disrupt, or bypass access, rate, moderation, or security controls.
  • Use automation to register accounts, post, reply, vote, report, follow, scrape, or manipulate rankings without written permission.
  • File knowingly false reports, legal notices, copyright notices, or identity claims.
  • Use the Service to advertise an available unit, steer renters, screen tenants, make eligibility decisions, or provide services that RentThread has not expressly launched.
  • Evade a restriction or assist another person in violating these Terms.

Context matters. We may consider newsworthiness, documentation, severity, public interest, satire, counterspeech, and whether redaction can address a problem without removing an entire contribution.

10. Fair Housing and nondiscrimination

RentThread is committed to equal access and does not permit the Service to be used to state or implement an unlawful preference, limitation, or discrimination concerning housing.

Do not solicit or provide recommendations about whether a property or neighborhood is suitable based on race, color, religion, national origin, sex, sexual orientation, gender identity, familial status, disability, or another status protected by applicable federal, state, or local law. Do not use coded language to evade this rule.

You may discuss your own accessibility experience, accommodation request, or alleged discrimination in a factual and respectful manner. RentThread does not determine whether conduct violated fair-housing law. For legal guidance or a complaint, contact a qualified attorney or the appropriate government agency.

11. Ratings, votes, rankings, and RentThread Score

The RentThread Score, category ratings, helpful totals, sorts, rankings, badges, and other signals are informational product outputs. They are not appraisals, inspections, certifications, guarantees, or professional recommendations.

We may establish eligibility rules, minimum sample sizes, fraud adjustments, time periods, weighting, versioned formulas, and methods for displaying uncertainty. The public Score Methodology page describes the material methodology then in use. We may correct errors and update a formula prospectively or recalculate historical results when needed to preserve consistency.

No property, representative, advertiser, or other party may pay to change a RentThread Score, suppress an eligible contribution, receive preferential organic ranking, or obtain a Property Alias owner’s identity.

12. Property Representatives

A verified Property Representative may publish a visibly labeled Official Response, suggest sourced factual corrections, and use other representative tools we provide. Verification confirms only that RentThread accepted evidence of an organizational relationship; it is not an endorsement.

Representatives must comply with these Terms and the Property Representative Addendum. They may not:

  • Pose as a resident or conceal a material connection.
  • Pressure, reward, punish, or retaliate against a person for a contribution.
  • Demand a resident’s identity without valid legal process.
  • Buy score changes, removal, ranking, or moderation outcomes.
  • Vote on resident content concerning a property they represent.
  • Publish lease-account, payment, unit, contact, or other private resident information.

RentThread may suspend or revoke representative status when the relationship ends or the rules are violated.

13. Moderation, corrections, and appeals

RentThread may review, label, limit distribution of, move, redact, lock, preserve, or remove content; restrict features; suspend or terminate accounts; and take other proportionate action to enforce these Terms, protect the Service, or comply with law. We are not obligated to monitor every contribution before or after publication.

Moderation is not purchased and is not based simply on whether a contribution is positive or negative. Where appropriate, we provide a reason and an appeal route. We may use placeholders to preserve conversation structure after content is removed.

Property fact corrections, content-policy reports, copyright notices, and legal demands use separate processes. Filing a correction request does not transfer editorial control to a property or representative. We may seek supporting information from any side and may display disputed context without declaring which party is legally correct.

We may preserve restricted copies, edit history, reports, and audit records for security, appeals, legal obligations, and legitimate dispute resolution even when public content is removed.

14. Copyright and other intellectual property complaints

RentThread respects intellectual-property rights. The Copyright and DMCA Policy explains how to submit a copyright notice or counter-notice to our designated agent. We may remove or restrict material and terminate repeat infringers in appropriate circumstances.

Trademark, impersonation, and other non-copyright complaints should be sent to legal@rentthread.com with identification of the claimant, the right asserted, the precise URL or material, the requested action, and supporting information. A complaint does not guarantee removal.

Do not knowingly submit a false or materially misleading notice or counter-notice.

15. RentThread intellectual property

The Service—including its software, design, compilation, original text, taxonomy, non-user graphics, and RentThread trademarks—is owned by RentThread or its licensors and protected by law. Subject to these Terms, RentThread gives you a limited, personal, revocable, nonexclusive, nontransferable license to access and use the Service for its intended noncommercial purposes.

No license is granted to use RentThread branding, source code, private APIs, moderation tools, verification methods, or nonpublic data except as expressly authorized in writing.

If you submit product feedback, you permit us to use it without restriction or compensation, but we do not obtain ownership of any separate preexisting intellectual property merely because you provide feedback.

16. Communications

We may send service-related messages such as authentication, security, verification, moderation, legal, account, and material policy notices. These are transactional communications necessary to operate your account.

If you opt into marketing or digest email, you may unsubscribe using the message link or account settings. Unsubscribing from marketing does not stop necessary transactional messages. We do not send marketing text messages at launch.

17. Third-party services and links

The Service may use or link to third-party services. RentThread does not control and is not responsible for third-party content, availability, security, privacy, products, or conduct. A link does not imply endorsement. Your use of a third party may be governed by its own terms.

18. No emergencies or professional advice

RentThread is not monitored as an emergency channel. If someone may be in immediate danger, call 911 or the appropriate local emergency service.

Content on RentThread is general information and personal experience, not legal, medical, health, environmental, engineering, financial, accessibility, code-compliance, housing, or safety advice. Conditions can change. Investigate a property independently and consult qualified professionals or government authorities when appropriate.

19. Service changes and availability

We may add, change, suspend, or discontinue features; impose reasonable limits; correct errors; or conduct maintenance. We do not guarantee continuous, secure, or error-free availability or permanent preservation of any content. Where reasonably practical, we will provide notice of material changes that substantially affect users.

20. Suspension and termination

You may stop using the Service and request account deletion through account settings or the Privacy Choices process.

We may restrict or terminate access for a material or repeated violation, fraud, legal requirement, security threat, risk to another person, or discontinuation of the Service. Where appropriate, we will provide notice and an appeal opportunity. Immediate action may be necessary for urgent harm, evasion, unlawful content, or system security.

Termination does not automatically remove every public contribution or record. We handle public content, deidentification, tombstones, backups, legal holds, and retained audit information as described in the Privacy Policy and Moderation Policy.

Sections that by their nature should survive termination—including ownership, licenses already exercised, records, disclaimers, liability limitations, indemnity, and dispute provisions—will survive to the extent permitted by law.

21. Disclaimer of warranties

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” RENTTHREAD AND ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, LICENSORS, AND AGENTS DISCLAIM ALL EXPRESS, IMPLIED, AND STATUTORY WARRANTIES, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, QUIET ENJOYMENT, AND COURSE OF DEALING.

WE DO NOT WARRANT THAT THE SERVICE, A PROPERTY RECORD, USER CONTENT, SCORE, VERIFICATION, REPRESENTATIVE STATUS, OR OTHER INFORMATION IS COMPLETE, ACCURATE, CURRENT, SAFE, SECURE, UNINTERRUPTED, OR SUITABLE FOR A PARTICULAR RENTAL DECISION. WE DO NOT WARRANT THE CONDUCT OF A USER, PROPERTY, OWNER, MANAGER, REPRESENTATIVE, OR THIRD PARTY.

Some jurisdictions do not allow certain disclaimers, so some of this section may not apply to you.

22. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, RENTTHREAD AND ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, LICENSORS, AND AGENTS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, DATA, GOODWILL, HOUSING OPPORTUNITIES, OR BUSINESS INTERRUPTION, ARISING FROM OR RELATING TO THE SERVICE, EVEN IF ADVISED THAT SUCH DAMAGES WERE POSSIBLE.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THEIR TOTAL AGGREGATE LIABILITY ARISING FROM OR RELATING TO THE SERVICE OR THESE TERMS WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID RENTTHREAD FOR THE SERVICE DURING THE TWELVE MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM OR (B) ONE HUNDRED U.S. DOLLARS (US $100).

These limitations do not exclude liability that cannot legally be excluded or limited. A court may give you rights that override part of this section.

23. Indemnification

To the extent permitted by law, you agree to defend, indemnify, and hold harmless RentThread and its affiliates, officers, directors, employees, contractors, and agents from third-party claims, damages, judgments, losses, liabilities, costs, and reasonable attorneys’ fees arising from your User Content, your material violation of these Terms, your infringement or violation of another party’s rights, or your unlawful use of the Service.

RentThread will provide reasonable notice of an indemnified claim and may control its defense and settlement. You may not settle a claim in a way that admits fault by or imposes obligations on RentThread without written consent. This section does not require a consumer to indemnify RentThread for RentThread’s own unlawful conduct and applies only to the extent enforceable under applicable law.

24. Informal dispute resolution

Before filing a legal action, you and RentThread agree to make a good-faith effort to resolve the dispute informally. A notice to RentThread must be sent to legal@rentthread.com and {{MAILING_ADDRESS}} and include your name, account email, a description of the dispute, supporting information, and the relief requested. RentThread may send notice to the email associated with your account.

The receiving party will have 30 days to respond before either party files suit, unless immediate relief is needed to prevent imminent harm, preserve a claim, protect intellectual property, respond to legal process, or meet a statutory deadline.

25. Governing law and courts

These Terms and any dispute arising from or relating to them or the Service are governed by the laws of the State of Texas, without regard to conflict-of-law principles, except to the extent federal law applies or applicable consumer law requires otherwise.

Subject to the informal process above, the parties consent to exclusive jurisdiction and venue in the state and federal courts located in {{VENUE_COUNTY}} County, Texas, except where applicable law gives a consumer a nonwaivable right to bring a claim elsewhere or permits a qualifying small-claims action in another venue.

This draft does not contain mandatory arbitration or a class-action waiver. Counsel must affirmatively approve any future addition of those provisions and the associated acceptance, opt-out, versioning, and notice process.

26. Changes to these Terms

We may update these Terms. We will post the updated Terms and revise the “Last updated” date. If a change materially affects existing users’ rights or obligations, we will provide reasonable advance notice and, when legally required or appropriate, request renewed acceptance.

Changes apply prospectively from their effective date. Continued use after an effective date constitutes acceptance only to the extent permitted by law and the acceptance presentation.

27. General provisions

These Terms, the policies expressly incorporated into them, and any applicable feature-specific terms are the entire agreement concerning the Service. If a provision is unenforceable, it will be enforced to the maximum lawful extent and the remaining provisions remain in effect. A failure to enforce a provision is not a waiver. You may not assign these Terms without our written consent; RentThread may assign them as part of a merger, financing, reorganization, asset transfer, or operation by an affiliate, subject to applicable law.

Headings are for convenience. “Including” means “including without limitation.” Nothing in these Terms creates an agency, employment, partnership, joint venture, fiduciary, landlord-tenant, brokerage, or franchise relationship between you and RentThread.
