RentThread Moderation, Corrections, and Appeals Policy

This Policy explains how RentThread handles Community Guidelines reports, property-fact corrections, moderation actions, appeals, and legal complaints. It supplements the Terms and Community Guidelines.

1. Editorial independence

RentThread does not sell review removal, score changes, organic ranking, identity disclosure, or moderation outcomes. Positive and negative contributions are subject to the same rules.

A property owner, manager, or representative does not control the property record. A change of property name, ownership, or management does not automatically erase lawful historical content.

2. Separate request channels

Use the correct channel so the request reaches the right reviewer:

Submitting the same matter through multiple channels does not accelerate it.

3. Reporting content

A useful report identifies:

  • The exact content or URL.
  • The specific policy concern.
  • The reporting person’s relationship to the matter.
  • Relevant context or supporting information.
  • Whether there is an immediate safety or privacy risk.

Do not include unnecessary private resident information. Do not upload leases, ledgers, identification, medical records, or private communications through a normal content report.

Reports are not votes. A large number of coordinated reports does not require removal, and a single well-supported report can justify urgent action.

4. Review process

Depending on risk, a report may receive:

  1. Automated routing or rate-limit checks that do not make the final decision.
  2. Initial review for urgency, privacy, safety, legal routing, and jurisdiction.
  3. Review of the content, edit history, account role, property era, and relevant nonpublic context.
  4. A request for clarification, redaction, source, or response where appropriate.
  5. A reasoned decision and audit record.
  6. Notice and appeal access when appropriate.

Routine moderators cannot access Property Alias ownership or verification evidence. Elevated identity or evidence access requires an authorized role, a documented case and reason, and an access log.

5. Possible actions

We choose the least intrusive effective response when reasonably appropriate. Actions may include:

  • No action
  • Educational reminder
  • Requested edit or source
  • Redaction of private or irrelevant information
  • Content warning or context label
  • Move to the correct property, category, or branch
  • Reduced distribution or interaction limits
  • Vote correction or score ineligibility
  • Lock, slow mode, or temporary posting restriction
  • Removal with a visible placeholder where conversation structure requires it
  • Property Alias restriction or rotation for safety
  • Representative verification suspension
  • Account suspension or termination
  • Preservation, legal review, or referral to an appropriate authority where required or justified

We may act before notifying a user when delay could increase harm, destroy evidence, compromise security, reveal a reporter, or violate law.

6. Reasons and notices

When appropriate, an action notice includes:

  • The content or account affected.
  • The action and effective time.
  • The primary policy reason.
  • Whether score eligibility, representative status, or other features were affected.
  • What can be corrected.
  • The appeal method and deadline.

We may withhold details that would expose private information, anti-abuse signals, another user’s report, a safety plan, a confidential legal request, or a security control.

7. Appeals

The affected user may submit one complete appeal within 30 days unless the notice provides another legally required period. The appeal should explain why the decision was mistaken, identify missing context, and provide relevant support through the secure route.

Significant appeals should be reviewed by a person who did not make the original decision when staffing permits. The reviewer may affirm, reverse, narrow, expand, or return the matter for additional review.

We provide the outcome and a concise reason when permitted. Repeated identical appeals, threats, or attempts to expose reporters do not receive repeated review.

8. Property fact corrections

A correction request should include:

  • The canonical property and exact field.
  • Current displayed value.
  • Requested value.
  • Effective dates when relevant.
  • A reliable source and explanation.
  • The requester’s relationship to the property.

RentThread may display current and former names, ownership or management periods, source dates, and dispute notes. We may preserve an old slug as a redirect.

Correcting a catalog fact does not transfer control over Resident Reports, questions, discussions, ratings, or historical management-era content.

9. Responses to disputed resident content

A disagreement about resident content may be handled through:

  • An Official Response
  • A request for a specific private-information redaction
  • A Community Guidelines report
  • A documented correction to a separately displayed property fact
  • A formal legal notice

RentThread does not remove a contribution simply because a property says it is false, threatens litigation, or prefers private resolution. We consider the precise factual claim, firsthand basis, context, supporting information, risk, applicable law, and whether editing or labeling can address the issue.

RentThread may ask a contributor to clarify whether a statement is observation, opinion, secondhand information, or documented fact. We do not require a contributor to reveal their identity to a property to keep lawful content published.

10. Legal complaints

A formal legal complaint should identify:

  • The claimant and authorized representative.
  • Contact information.
  • The exact URL and exact words or material disputed.
  • The specific legal right or claim.
  • Why the material is actionable, not merely unfavorable.
  • The requested remedy.
  • Supporting documents that can lawfully be shared.

Do not send a broad demand to remove an entire property record when the complaint concerns a specific statement. RentThread may request clarification, preserve relevant records, notify the affected user where permitted, seek counsel, and challenge defective or overbroad demands.

Copyright notices must use the DMCA process. Legal complaints are not emergency channels.

11. Content deletion and account deletion

Deleting a contribution may:

  • Remove its text and public author identity.
  • Preserve a neutral placeholder so replies remain understandable.
  • Leave deidentified aggregate score effects only when permitted by the methodology, law, and deletion selection.
  • Preserve restricted versions for a limited appeal, integrity, security, or legal period.

Account deletion does not require deletion of another person’s replies or independently maintained property facts. The user deletion interface must clearly explain available choices and consequences before confirmation.

12. Emergency, safety, and illegal content

RentThread is not monitored as an emergency service. Call 911 for immediate danger.

We may preserve and report information when we reasonably believe it is necessary to address an imminent threat of death or serious physical injury, child sexual exploitation material, or another circumstance requiring action by law. Staff must use the documented emergency escalation process and record the legal/safety basis.

13. Transparency and quality control

RentThread should periodically publish aggregated information about reports, action categories, appeal outcomes, processing time, representative requests, copyright notices, and legal demands when doing so is safe and lawful.

We audit for inconsistent treatment based on sentiment, property identity, representative pressure, or contributor status. Staff and contractors receive policy, privacy, Fair Housing, security, and escalation training appropriate to their access.
