Property Representative Addendum

RentThread Property Representative Addendum

This Property Representative Addendum (“Addendum”) supplements the RentThread Terms of Use. It applies when a person claims or uses a Property Representative account, represents a property owner, manager, operator, or related organization, or submits an Official Response. If this Addendum conflicts with the general Terms on representative conduct, this Addendum controls.

1. Authority and accurate identity

You represent that:

  • You are at least 18 and legally able to bind yourself.
  • The name, title, organization, work contact information, and represented properties you provide are accurate and current.
  • You have authorization to speak for the identified organization and, if accepting on its behalf, authority to bind it.
  • You will promptly notify RentThread when your role, employment, organization, or property relationship changes.

RentThread may request reasonable evidence, use domain or organization verification, contact the organization, conduct manual review, limit permissions, require multifactor authentication, and reverify or revoke status.

Verification establishes only an accepted organizational relationship. It is not a RentThread endorsement, quality certification, or authorization to control the property record.

2. Visible disclosure

Representative participation must remain clearly identified. You must use the representative account and Official Response tools when discussing a represented property.

You may not:

  • Pose as a resident, prospect, former resident, unrelated user, or independent reviewer.
  • Use a Property Alias at a represented property.
  • Direct an employee, vendor, family member, or agent to conceal a material connection.
  • Remove, obscure, or evade the Property Representative or Official Response label.

RentThread may publicly display your name, role, organization, represented property, relationship period, verification status, response, and edit indicator.

3. Permitted representative activity

Subject to the Terms and available features, you may:

  • Publish a factual, professional Official Response.
  • Explain a policy, maintenance process, fee, contact channel, or change in management.
  • Acknowledge a concern or describe steps taken.
  • Suggest a sourced correction to a property name, address, amenity, management period, or other catalog fact.
  • Report a specific Community Guidelines violation.
  • Submit a legal or copyright notice through the designated process.

An Official Response should address the issue without identifying, threatening, or arguing about the resident personally.

4. Prohibited representative activity

You and the represented organization may not use RentThread to:

  • Buy or demand a score change, review removal, organic ranking, preferred moderation, or identity disclosure.
  • Vote on resident content or coordinate votes concerning a represented property.
  • Submit a resident rating for a represented property.
  • Offer or condition money, discounts, lease treatment, renewal, deposits, fees, services, employment consequences, or another benefit on a positive review, deletion, edit, silence, or particular sentiment.
  • Retaliate or threaten retaliation because of a contribution, vote, question, report, or appeal.
  • Use unfounded legal threats, intimidation, or false accusations to suppress criticism.
  • Contact or attempt to identify a Property Alias through RentThread data, other users, writing analysis, technical tracking, or correlation across properties.
  • Publish or imply knowledge of a contributor’s unit, payment history, ledger, application, lease, accommodation, employment, contact details, or other nonpublic information.
  • Publish a selective account of private records in a way that exposes or intimidates a resident.
  • Impersonate RentThread, claim editorial partnership, or imply RentThread approved the property.
  • File repeated or knowingly false reports, correction requests, copyright notices, or legal claims.
  • State an unlawful housing preference, limitation, or discriminatory condition.
  • Use RentThread for tenant screening, eligibility, adverse action, or housing decisions about an identifiable person.

These restrictions also apply to employees, contractors, vendors, and agents acting at your direction.

5. Privacy and resident information

Representative status does not provide access to:

  • The account or profile behind a Property Alias
  • Verification evidence or verification staff notes
  • Exact private stay dates or exact units
  • Private votes, follows, saves, reports, appeals, or moderator notes
  • Security, device, fraud, or account information

RentThread does not disclose such information merely because a contribution concerns your property or you dispute it. Requests for legally protected information must follow the Legal Request Guidelines and applicable law.

If you already possess private resident information through the housing relationship, do not submit it to RentThread or use it to identify or retaliate against a contributor.

6. Official Response standards

An Official Response must:

  • Be accurate to the representative’s knowledge.
  • Identify when a statement concerns a different management period.
  • Avoid confidential, private, or personally identifying information.
  • Avoid medical, legal, criminal, or factual conclusions the representative cannot support.
  • Avoid promotional language unrelated to the contribution.
  • Avoid pressuring the contributor to contact the property privately as a condition of addressing a public issue.

You may invite a person to use a general support channel, but do not ask a Property Alias to reveal their identity publicly.

Material edits receive an edit indicator. RentThread may retain restricted versions for accountability, moderation, disputes, and legal obligations.

7. Property corrections

Use the Property Correction process for catalog facts. Provide the exact field, requested value, effective date, and reliable source.

RentThread may accept, reject, qualify, or seek more information. A current owner or manager does not control historical names, management periods, former Resident Reports, or other lawful content concerning the physical property.

A correction to a fact does not automatically remove an opinion, firsthand report, or discussion. Content-policy disputes use the report and appeal process.

8. Reviews and requests for reviews

If you invite residents to contribute to RentThread:

  • Invite honest feedback without suggesting desired sentiment.
  • Do not screen invitations based on whether someone is likely to be positive.
  • Do not require a minimum score.
  • Do not prevent or punish negative feedback.
  • Clearly disclose any permitted incentive, which cannot depend on sentiment.
  • Do not ask an employee, officer, manager, vendor, agent, or immediate family member to present an insider review as independent.

RentThread offers no representative review-solicitation or incentive program at launch. Do not use RentThread branding in a solicitation without written approval.

9. No paid influence

At launch, RentThread does not sell representative subscriptions, sponsored property placement, advertising, or paid response tools.

If paid representative services are introduced later, payment will not purchase score changes, suppression, organic ranking, resident identity, verification evidence, or favorable moderation. Separate commercial terms and clear paid-content disclosures will be required before launch.

10. Suspension and revocation

RentThread may limit, suspend, or revoke representative verification or account access for an ended relationship, unverifiable authority, security risk, policy violation, manipulation, retaliation, identity-seeking, or legal requirement.

Where appropriate, RentThread will provide a reason and appeal route. RentThread may act immediately to prevent harm or protect evidence.

Revocation does not necessarily remove prior Official Responses. They may remain with an updated relationship label or edit history when needed to preserve the property record.

11. Organization responsibility

If you accept this Addendum for an organization, the organization is responsible for authorized representative activity and for maintaining accurate authorized-user access. The organization must promptly remove former workers and notify RentThread of compromised accounts.

To the extent permitted by law, the organization agrees to the indemnification provisions in the Terms for claims arising from representative content, concealed relationships, unlawful review practices, privacy violations, retaliation, or misuse by its authorized users.
